From the community: Rainy Investments Launches First Phase of Sales at Prairie Crossing

Rainy Investments, a real estate investment firm focused on single-family homes in the greater Chicago area, announced it has launched the first phase of sales at Prairie Crossing, a 677-acre conservation community located in Grayslake, Illinois. The firm will be renovating and selling a total of 19 homes at Prairie Crossing, with four immediate deliveries available.

Prairie Crossing offers a number of green amenities, including access to a 100-acre working organic farm, where residents can lease a garden plot to farm themselves, subscribe to receive produce deliveries, or visit the farm stand to purchase produce. Residents also have exclusive year-round access to Lake Aldo Leopold for fishing, swimming and ice skating, in addition to horseback riding, walking, biking or skiing on private trails within the community, as well as in the 5,800-acre Liberty Prairie Reserve, which is open to the public. Residents who own horses can access the Prairie Crossing Stable and adjoining pastures.

According to Julie Zipperer, a Prairie Crossing homeowner, the community offers ideal floor plans in an idyllic setting. “Our home’s design has a great flow, and smart use of space,” she said. “That functionality is crucial for a young family as active as ours.” Zipperer says she and her family also enjoy biking on the nearby trails, along with attending some of the social events held at The Byron Colby Barn. “There’s a great sense of community here, unlike any other place we’ve lived,” she said.
Four homes will be available in the first phase of sales, including two three-bedroom, one four-bedroom, and one five-bedroom unit. Each home includes a two-car garage and energy-efficient features, including: double-glazed, argon-filled, low-e windows; 90-percent-efficiency furnace and high-efficiency water heater; and, a double air-barrier system that eliminates the need for polyethylene vapor barriers and housewrap. All four homes were recently renovated, including: refinishing or replacing every floor to include hardwood; carpeting and ceramic tile; refinished or replaced kitchen cabinets; and new appliances, granite countertops, and fixtures. Subsequent phases for sales will be rolled out over the next 12 months.
The first three-bedroom home available is a quaint two-story, 1,836-square-foot home with 2.1 bathrooms, and a spacious deck listed for $275,000. The second three-bedroom unit is 2,031 square feet, with 2.2 baths, listed for $289,000. It is the only ranch home available within walking distance to the shops in Prairie Crossing and the nearby Metra Station. “With a massive unfinished basement and new landscaping, this is a perfect home for a buyer to dream in,” said Buckman.
A four-bedroom, 2.1-bath home is available right along Lake Aldo Leopold. At 2,858 square feet, the home’s floor plan is among the community’s most popular, and is ideal for entertaining with a separate living room, great room, viewing hall, and spectacular views. The home is available for $450,000.
The five-bedroom, 2.2-bath home is a spacious two-story colonial home at 3,870 square feet nestled in a cul-de-sac. Located at the south end of the community adjacent to the Station Village prairie, the home’s back deck provides sweeping views of the Station Village area, and has been extensively rehabbed to include hand-scraped floors, granite countertops, and stainless steel appliances. The home is listed for $429,900.
All of the homes at Prairie Crossing feature a variety of traditional architectural styles, and each are more than 50 percent more energy efficient than comparable homes in the Chicago area, each incorporating the U. S. Department of Energy-approved “green” construction techniques. Construction of the homes reflect framing, insulation, ducting and thermal barrier methods that were not standard at the time the community was built, establishing Prairie Crossing as a pioneer in sustainable communities.
